ü     Location: Humaitá, Amazon, Brazil – 2 KM in front of “Igarapé do Índio”

ü   The property is located at the Amazon State in Brazil,  at 120Km from Porto Velho, Rondônia State.

ü     Size: 14,820 acres of wild land

ü   The transportation of goods is made via “Madeira River” towards Manaus (Amazon State capital), Belém (Pará State capital) and the Atlantic Coast. Also via BR-364 highway, towards the southern states.

ü     The Town of Humaitá has 18,000ha of Soy land and other cultures.

ü    The land has the proper deed, differently from the majority of           the land at the North of Brazil.

Ø  Farm’s description 

ü       It is possible to open a road to the next intercession at 10 Km.

ü    At regions near by the “Igarapés” (streams) crossing the farm, 25 to 40% of the total area h

ü    The farm is 100% wild rain forest. There is no constructions inside  the perimeter.

ü     No roads are available to the location from the highway BR-319

ü    The access is made via motorized canoe from the “Igarapé do            Índio”.   This is one of the farm’s border.

       as floods during the rain season, from january to july.

ü    The mandatory preservation area at Brazilian North region is 80% of the property.

ü    There are some good and serious laws allowing the transformation of the private áreas into private protection reserves (RPPN – Law 9985/2000) with tax benefits of the property tax without loosing the property right and other benefits.

 

Ø  Values and proposal:

 

ü   Total value of the property: US$1,800,000 (One million and eight      hundred thousand dollars).

ü The farm is under the process of a CCIR – Rural Property Registration Certification – Federal Law nº 10.267/2001, regulated by de Decree nº 4.449, de 30.10.2002. This process takes around 180 days for the conclusion where the property would be transfered to the buyer’s company.

ü    Due to this process I am offering this following conditions:

ü   Down payment of US$ 200,000.00 (two hundred thousand dollars) for buying guarantee and the remaining amount between 100 and 180 days after.

 

Ø  Offers:

 

v  Billingual (Portuguese/English) buying and selling contract with all the operations details with my notarized signature in Brazil and buyers’s

 

v  (Optional) Joint Venture contract between my company and the buyer’s in order to legally justify the tax agency the capital transfer from the buyer’s country to Brazil (To me it is not necessary since I can justify my capital gain with the contract and the transfer the property’s deed).

 

v  (Optional) Life insurance by natural death or accident with the down payment value – US$200,000.00 (two hundred thousand dollars) as a buying warranty. It Will preserve the investor’s capital.

 

v    Proof of fixed residence for more than 25 years.

 

v    I will also consider the buyer’s counter offer.

Futher Descriptive Report

Wild land with a minimum of 30m³ of wood by hectare. The region is high, not a common flood area. A farm without any plantation and documented (deed and registration in a deed office).

 

What is the average temperature of the farm’s surroundings?

A. The region surroundings the farm as well more than 14.45% of the North region is hot. The minimum temperature is never below 24ºC and the maximum is never above 38ºC. The heat sensation is constant during the year, specially the period between September and December, where temperatures are superior to 35ºC. However rarely reaches 40ºC. The annual average is around 28ºC.

The yearly precipitation at the farm is around 2250mm and the humidity is 80%.

 

Is the land for cattle, swamps or forest?

A. Most of the land is a dense rain forest and regurlar forest.

 

Is there any building at the farm?

A. No! Just wild forest and no agricultural fields.

 

Is there a road available in order to reach the farm. Is it possible to drive to the property?

A. At this moment no. It is possible to reach the land via “Igarapé do Índio” (a river that goes along the property). Around two hours using a small motorized boat.

 

Geomorphologic data

A. 1. Yellow Latossolo

    2. Red Podzolic and eutrophic yellow

    3. Plintossolo.

Textured soil with a saturation rate above 50%. The soil is moderately drained and low depth. In general low activity clay.

The soil is apropriated for agricultural purposes with a good nutrients reservation and low Aluminum amounts.

A. Meat production, agriculture and wood extraction

The natural business activity at the region is meat production due to the vast area for cattle. However the area also is suitable for soy, corn, rice and beans production.
